HUD and FHA multifamily
Multifamily radon reports follow HUD's MAP Guide (4430.G, March 19, 2021 revision, section 9.6.3) unless an exception applies. Section 223(f) refinance and acquisition projects are tested, no earlier than one year before the application. Substantial rehabilitation and conversion projects are tested. Section 221(d)(4) new construction is tested after construction and before the final completion inspection. Section 223(a)(7) is encouraged, not required. Section 232 healthcare applications (Handbook 4232.1, section 7.8) require a radon report unless an exception applies. RAD conversions are tested under Supplemental Notices 4B and 4C, with the report prepared under MAP Guide section 9.6.3.
Sampling for those MAP projects is 100 percent of ground-floor units plus 10 percent of upper-floor units in every building, using the current ANSI/AARST multifamily standard. The action level is 4.0 pCi/L on the initial test and any confirmatory test. When results are at or above 4.0, a post-mitigation test follows. We test and document radon levels, and our results stay independent of whoever installs mitigation.
Residential testing is offered for real estate transactions.
Real estate transactions
Buyers, sellers, and agents use a short-term test during a purchase. Saratoga, Washington, Albany, Rensselaer, Schenectady, Montgomery, and Columbia counties appear on the New York State Department of Health higher-radon list. See NYS DOH radon information.
How a test works
ClearVU tests with continuous radon monitors, and any samples go to an accredited lab. Devices are placed under closed-house conditions for the period the device requires, then retrieved. Radon measurements are performed by NRPP-certified measurement professionals on our team.

Does a HUD or FHA multifamily loan need a radon test?
